Belmont Place is an historic Anhalt building that is located in the heart of Capitol Hill’s Harvard-Belmont district putting it close to a ton of services, shopping and restaurants.
The stats:
- 26 units – one and two bedrooms
- Built in 1930
- Parking is available for $75 in the building’s garage and is available to all residents via a waiting list
- 2 units have sold in the last 6 months ranging in price from $312,000 to $312,150; at the time of this post there is one unit pending that is priced at $299,900 and no units are active
- HOA dues include: water, sewer, garbage, heat, hot water, landscaping maintenance, building maintenance, on-site manager, professional property management
- Amenities: Common garden space, laundry room, bike storage
The pros:
- Anhalt is a popular historic style of building that is coveted in Seattle
- The building is block to block so no units look out at an alley or at the back side of another building – they all look out over a street
- Old-world charm is intact throughout the building
- It is located in a very popular sub-neighborhood of Capitol Hill
The cons:
- The laundry is shared
- Pets must be approved by the board (though many residents have pets)
- Rentals are not allowed without a hardship approved by the Board and is subject to other guidelines
- No units have private outdoor decks or patios
- No one has assigned or deeded parking that is included in the ownership of a unit – with the parking that is available, there are not enough spaces for all of the units to have one and for those that get a spot they have to pay an additional monthly charge
