I attended Enso's sneak preview event for brokers a couple days ago. In response to the current market conditions, the developer has revised their pricing on their homes. There was a pretty big turn out for the event. All their 12th floor homes were opened for viewing.
Here are a couple observations:
1.) Interior finish quality is high and similar to what is being displayed in the Discovery center.
2.) Floor plans are well laid out, half of the homes feature dual fireplaces.
3.) I liked the little details such as built-in wine holder and shelves for their kitchen cabinets and built-in bathroom shelves with tiled back-splash.
4.) Supporting columns in some of these homes are less intruding into the living space than what you typically see in other condos like Avenue One and 1521.
5.) Sound insulation is pretty good considering it's located on Denny Way (high traffic area) and is comparable to Rollin (which is now an apartment).
6.) Good range of views of City, South Lake Union and Queen Anne.
Price Sheet and Floor Plans.
My favorite one bedroom floor plans are the 02 and 03. The view is looking towards lake Union with partial Queen Anne views. Good sized bedrooms with walk in closet. The bathroom is accessible from the bedroom and living room. As for two bedrooms, I think my favorite one would be the 07 floor plan. There are two walls of windows, you get a good amount of sunlight and a good range of city views. The layout is also very open. I bet if they have a twilight open house in the fall, the views will be very nice.
Overall, the building seemed really solid, good floor plans (no weird layouts), lots of views and priced very competitively with resale condos. If you are a fan of the South Lake Union neighborhood and looking for a view home, there is quite a selection from Enso.
A few comments about the Enso:
1. Have Vulcan/Williams marketing given up on Enso’s website? It is very dated. The Owner’s Center link was anticipated to be up and running in the “Late spring of 2007”, Sold homes are not up to date. Hello? Anybody Home?
2. I saw someone last weekend sunbathing on one of the top floors, facing west. What is the deal here? Has anybody moved in already? Aren’t we supposed to close only on Sep (and some say Dec..)?
3. Any updated on HODs? They are supposed to be lowered but I have not heard anything yet.

1. Website changes have been submitted and will soon be active.
2. Yes! The Sales Team with Williams Marketing is now on site, and we hope you will come to visit us soon. You must have observed us enjoying the view (and the sun) from our new sales center, which is in one of the fabulous two story penthouse homes on the SW corner of the building. The closing dates have been pushed back to allow time for the existing buyers to preview their homes and finalize their new purchase prices.
3. The budget is being refined and we do expect the dues to be lower than the original estimate. The budget will be complete prior to the first closing.

How about that closing date?
If is was pushed back to give existing buyers more time to review the new prices, I think they’ve had more than enough time to look now – what is delaying the buyers’ decision are the prices, it’s still too high! Even if the unit prices have dropped, the HOA dues are still very expensive for a building that will be barely half occupied, and need to be readjusted if Enso wants the buyers to come forth and finalize the sales.
