Driving by that area every day I can tell you that I5 is RIGHT behind/above the Equinox, and it will be loud. That section of lake union is also pretty industrial (NOAA is across the street, along with the remaining ship yard).
There is a condo conversion building right next door that still has some units for sale. My suspicion is that the location is odd/too weird for the high prices.
