Recently we have received requests to include other neighborhoods into our Seattle Condo stats and condo reviews that are outside of Downtown, Belltown, and Queen Anne.
We will start on Capitol Hill this week at the 19th Avenue Lofts. I think this is a forgotten building because of it’s off the beaten path location on the Hill. But really, it is still very close and walkable to the 12th Ave District, Pike Pine Corridor as well as shops and eateries on 15th Ave. These cool hip lofts can be ideal if you want to be close to everything Capitol Hill has to offer, but not right in the middle of it. Built in 2004, and having only 45 units, it's also a good draw for those who prefer not to live in huge condo communities but it's large enough to give you plenty of neighbors to get to know and socialize with if that's your thing. The architecture and design are based on industrial spaces and work lofts and feature very minimalist interiors. Most units still have the original polished concrete floors, wood planked ceilings, exposed timbers and open kitchens.
The stats:
- 45 units
- 3 stories
- Built in 2004
- Mostly open 1 bedroom or true one bedroom units with only 2 two having 2 bedrooms
- Range in size from 704 to 1832 square feet
- All have 1 or 2 parking spaces but only some have storage units
- 3rd floor units have full height loft spaces
- Only 2 units have sold in the last year ranging in price from $300,000 to $329,900
- HOA dues include: sewer, garbage, gas, master insurance policy
The pros:
- HOA dues are reasonable as the building does not have any amenities
- Straight forward well designed industrial inspired open spaces
- Since it’s on the slope of Capitol Hill many of the upper fellow lofts have great views of the Olympics
- Parking is the underground secured garage and everyone has 1 or 2 spaces
- Units on the 3rd floors have full height second story lofts with big open main level lofted ceilings at nearly 18-19 feet allowing for big walls of glass that allow tons of light and the 1st and 2nd floors have partial height lofts but still have 13-14 feet lofted ceilings in living and kitchen areas
- Being on 19th and close to Madison means good metro options and being close to Safeway, Trader Joes, and even the popular Co-op Market
The cons:
- Lack of amenities – if you are looking for those bonuses (a roof top deck would be nice to take in more views)
- Close to Madison St means that 19th Ave can get busy
