Unlike the larger condos like Canal Station and Hjarta, amenities will be minimal, a 2,000 square foot rooftop deck. Emphasis will be on the unit features which will include hardwood floors, gas cooking, and smart home wiring. Some homes come with either large terraces, patios or decks.

Hjarta has reopened this week! Last year, the condo sales were put on hold and rented out with option to purchase. So far, the building has closed 23 out of 79 homes with 42 rented (18 are on lease to own option). It was a smart move to rent and wait until the market improves. Now with the building back on the market, prices has also been adjusted by 5-10%. There are a couple of things that I like about this condo. its concrete and steel with green construction and the homeowner dues are pretty reasonable. The building is FHA approved.
Canal Station Phase II (North) sold 105 out of their 109 homes. With only 4 homes left, the developer is offering a $5,000 buyer bonus.

Great update on Ballard Wendy. I’m be anxious to see how Danielle does. It will also be interesting to see if Golf offers special incentives on the units as well. It has proven to be a very successful strategy for their townhome developers.
