So besides the recently completed Parc, Gallery and Alex (which are still in the works in Belltown), what else is in the pipeline for home buyers who are looking for an urban dwelling in trendy Belltown?
Art House: a new project nestled between two apartment buildings on 2334 Elliott Ave and one block away from the water’s edge of Elliot Bay. Details are thin on this project but it’s worth keeping an eye out.
The 9 story building will feature 117 units of studio, one bedroom, two bedroom and 2 story town home style floor plans. Prices will start at the high $200,000’s. Judging from the website’s rendering, the design has quite a substaintial amount of glass. Will be interesting to see how they balance letting in lots of natural light and views while protecting privacy.
Don’t forget about Mosler which is starting move-ins any day now. This one looks nice but I don’t think Elliott is a very attractive residential street because of all the traffic heading towards the viaduct. Any idea on when construction starts?
I have to say I much prefer the Mosler location to Art House which is at the bottom of the hill; yes, it’s closer to the water but something about the location just doesn’t feel as comforting. Perhaps that will change when they’ve got the building up.
That area is awful. We lived in an apartment around there and really didn’t like it. Traffic, crime, and an all-around “unclean” feel.
I live in the apartment complex next door and love being this close to the water. I don’t hear the traffic because I face a courtyard. But I agree that the area near Western and Bell is a haven for druggies. Of course, like all new construction projects, this one’s out of my price vs. size criteria, anyway. Sigh.
sounds like you should look for a resale condo. prices are much more affordable for the >5 year old condos and you can still get a nice location and size.

Wendy, I read your blog every day but haven’t found much in the way of “value plays” for 2008. In your opinion, what may become the best value play this winter season if your budget is $330K?

I would focus on resale condos. Higher inventory and sellers have accumulated substantial equity to be more flexible on the price. Parc and Trio are also worth considering as the developers are motivated to move remaining homes. However, the floor plans are usually not top resale choices.
