When completed, Alex Condos will be in the epicenter of Belltown on the corner of 1st Ave and Bell St. The project started construction a few months ago and is scheduled for completion in the fall of 2008.
Developed by Saltaire and designed by Snell Partnership, this 9 story new addition to the neighborhood will feature one and two bedroom floor plans. Prices range from $500,000 to over $2 million and home sizes will range between 600-1,200 square feet. On first glance, these prices seem way out of line with the market — not sure if there are lots of people looking to pay half a million for 600 square feet or $2M for 1,200 square feet — we'll have to see if the developer continues to aspire for those prices and if the building can really attract buyers at those price points.
Nevertheless, I am impressed with the choice of concrete and steel structure for a fairly short building and the proposed classy look of the exterior. You also can't beat the location if you're a true urban dweller. The building's exterior is inspired by Seattle's historic brick buidings and features muted red brick and dark green window frames. A classic canvas canopy will cover the residential entrance, and iron and glass canopies adorn the sides. A locally designed mural will also be displayed along Bell Street.
Unit interiors will use a combination of classic materials, refined fixtures, imported appliances, and extensive floor to ceiling case work.

The project aims to create a historic design with a mural on the street fascade. Artwork will also be installed on the sidewalk to create a more interesting personality for the building.

That pricing is ridiculous.
It’s nice to see that the condo market in Seattle is still moving forward. In Minneapolis and St Paul, things have slowed down, but there are some new projects that will be taking off soon.

That amenities list is brilliant. Basically the developer didn’t want to build and real ameneties so they came up with a bunch of faux amenities like a “cyber” concierge (read: separate company that charges you an arm and a leg to submit work orders over the web). Bleh. I wouldn’t mind too much if their pricing wasn’t so absurd. $2M for a 2BR? Whatever.
I have been watching the project develope, and it looks like the structure and the materials used are going to be outstanding. I spoke with the agent also, and she was comparing the finishing and building materials to be “Four Seasons Level”. Any updates on floor plans or pricing from them?
So far, I have not heard of anything new yet but if i do, I’ll be posting an update.
Wendy, i have noticed that construction seems to have stopped on this project, and I emailed the agent who is working with them, and have not heard anything back. Have they stopped construction?
Construction is still going on. Completion will be around 1st quarter of 2009.
I was outside the Alex on Tuesday, November 18th at about 11am (i.e. prime working hours). There was no-one on the site, nothing was being done (I hung around for a while to confirm). Come to think of it, I’m not sure I’ve seen anyone working on the site over the last few months.
I got a couple of emails from Maureen, the agent that is/was working with them. They decided to turn them into Apartment, and rent them out. I took myself off the potential list of interested buyers! They stopped construction becuase they wanted to buy time to see what the market is going to do…or they ran out of money.
Matt from urbnlivn.com has posted an update today that Alex is confirmed to be a condo.
Did you see that The Alex is now a new concept called Volta? They scaled down the level of options, lowered the prices, and it are not using Saltaire….any news?
