Gridiron, the new construction condominium in Pioneer Square, has received it’s certificate of occupancy and has started closing homes. Now that the building is mostly complete, we were able to walk through, tour the building and amenities, learn about the remaining available units and enjoy the actual views and finishes in person.

We summarized the basics and also added in some additional information along with our opinions. Additional photos are also below.

ADDITIONAL INFORMATION & OPINIONS:

  • Every home includes roller shades, which is very rare in new construction
  • Ceiling heights range from 9 to 11+ feet, which make the units feel larger, lighter and airier
  • The retail spaces in the building are already spoken for and include a restaurant, lofted bar, pizza place and a small market, which are all businesses we think condo owners will use and enjoy
  • Flooring is actual hardwood, again rare for new construction and condos in general
  • Views from the rooftop deck were better than we expected and are expansive, sweeping across the city, water, port and stadiums and the roof deck itself was larger than we expected
  • Wine lockers are available on the amenity level, which is a pretty unique offering
  • The overall look, feel and finish level were must more luxe than we expected
  • The layouts, with the unique angles and all, were very functional and well thought out

Gridiron was very nicely constructed and finished and we think it is a great opportunity to get into a condo in the city without having to wait in the long lines associated with new construction releases or get into bidding wars on a resale unit. And you don’t have to wait several years to move in.
