The Promenade, an eighteen-unit condo is the most recent conversion project in Magnolia.  The building is located one block away from Magnolia's Discovery Park (3855 34th Ave W) and features studios, one bedrooms, and two bedrooms with parking for each unit.  Prices range from $149,000 to $249,950.  The project team is counting on the low price point to draw buyers after the tax credit has expired.  The developer is also offering additional cash incentives ($5,000) to the first set of buyers as a way to extend the credit.

Back in 2008, the building was owned by another company who carried out the conversion. Several improvements had been put into the building including updated electrical and plumbing work, new roof, new windows, and tuck-pointed brick exterior. 

This project reminds me a lot of Mode, another conversion project in Capitol Hill.  The size of their floor plans is very similar.  While Mode has a more young and fun appeal to it, Promenade is a little bit more laid back and quiet with a nicely well landscaped foyer garden. Promenade uses cork flooring in their homes while Mode has hardwood floors.  So far only 3 units' interiors have been spec'd out, so buyers have the option to decide what type of finishes or upgrades they would like to put in for the remaining homes.  

Overall, the building looks like it is in pretty good shape with all the updates.  The one bedrooms' living areas can feel a little tight but the two bedrooms' layouts are nicely divided.  I think the big windows help. It has nice curb appeal but the location is a little further away from the city.  This building would probably appeal to someone who doesn't mind a slightly longer commute, needs something more affordable, and loves staying close to the park.
