With more higher end condos and hotel/condo combos receiving healthy buyer responses, it’s apparent that Seattle is ready for even more luxury residences. One of the most recent releases is the 5th and Madison condo. Right in the heart of Seattle’s financial district and across the Seattle Central Library, this 24 story luxury condo is estimated for completion in summer 2007. The condo is designed by local architects Ruffcorn Mott Hinthorne Stine.
5th and Madison will be seeking LEED certification. LEED- Leadership in Energy and Environmental Design-is the national standard for creating high-performance, sustainable buildings. In 5th and Madison case, they will have eco-friendly details, the use of recycled construction materials and a system for controlling rainwater run off.

Unlike Escala and Olive 8, 5th and Madison is more slender in structure. Each level will only have 6 units. Since 5th and Madison is surrounded by tall office buildings, residences who like water views can only get a narrow view of the Puget Sound from the west facing units.
#01 & 04 floor plan (NW) has more windows and comes with a balcony. #02 and #03 on the 23rd level will gives you an unobstructed city view. What sets this luxury condo apart from other condos is the outdoor plaza. Trees, plantings and flowing water channels offer appealing in-city living without missing the natural elements.

Sleek sophistication in a quite, upscale location – walk to everything – the Seattle Art Museum, the sporting venues, the theatre, Benaroya Hall, Pike’s Public Market, culture, shopping, dining & entertainment galore. Bought one last year and very excited as it nears completion. This one will be even more successful than anyone anticipated. Newly completed model home is beautiful. Look at the rest and then buy one of these. You’ll love it!
sales seem to have slowed down on this one. i would have loved to have had an 01 floorplan on floors 3 – 8 with engaging views of the library. not interested in the rest. guess others feel the same. mabe deep discounts on price can be expected?
Pound for pound I think this is the best value in the city as far as luxury condos go. Still out of my price range though 🙁
If you have too much money to waste and enjoy being miserable welcome to 5th & Madison. I live in this building. I got fooled by the look of it. The water is always cold with low pressure and no one takes care of your problem. Everyday some new issues come up. the water pipes broke in 2nd and 3rd floors and the condos got flooded. the heating system is always broke and someone is fixing it every week. I have lived here for 20 days and I am still longing for a nice and hot shower. The amenities are not ready yet. I hate this place so far.

Lots of units in this bldg now up for grabs… I am tempted to go do a walkthrough. It’s unsettling to hear about the flooding and water problems tho.
I would not trust Turner Construction to build me a doghouse after living here! From the small details (screws not screwed in all the way) to the catastrophic (pipes burst on Christmas day so there was flooding on three floors and no heat, merry christmas!); this is a broken white elephant. Evidence of shoddy construction becomes apparent shortly after moving in. My window brackets fell out yesterday. Lets not forget the CD-ROM full of rules and regulations and the lack of privacy from the neighbors who are always monitoring you for “infractions”. The heat is off more than it is on. If you are looking for a lifestyle of luxury and relaxation, then keep on looking.
WOW! I hope all of these details get fixed and figured out. Hopefully things will get better for all who live there.
There is problem with the ventilation system in 5th and Madison. Cigarette smoke comes from surrounding units from the vents. Also there is no fan in the bathrooms! I am very unhappy that there is no solution to these problems.
the silent vent in the ceiling of the bathroom is continually running. If you don’t believe me, put a tissue over the vent, remove your hand and the tissue will stay over the vent. this is because of suction. If the tissue drops, then the vent isn;t running and you need to report it to the conceirge downstairs.
smoke from next door, turn your vent on above the stove…it will direct the smoke away.
where is the LEED certification? It has been over 2 years and it looks like the builder forgot to finish it.
Except I don’t want to get out of bed and turn on my stove fan when my crazy neighbor has a stinky late night fryup!
The developer should be forced to live here and put up with this crap. It’s made my life miserable and I plan to quit my rental here. Caveat emptor.
Hey Dean, sounds like you’re not alone. Which floorplan are you in (01,02,03,04, or 05)?
Regarding to the smoke short circuit, backdraft damper (to prevent smoke from coming in from other unit) may be installed in the exhaust duct above kitchen hood to mitigate the problem.
I think the developer already looked into this and it wouldn’t work. The board finally hired a lawyer and had it evaluated. Lawyer’s report came back in the early fall. The board shared it with the developer, not the homeowners. Then the developer had auction in late March. Developer didn’t notify board of the auction until after the public notice. Homeowners are still waiting for the board and developer to release the attorneys report. I think the developer is hurting the original homeowners.
